Credit where due: LegalZoom and similar services produce genuinely valid documents, they're fast, and their entry pricing looks attractive. If you're a renter with simple assets, strong attention to detail, and the discipline to finish every follow-up step yourself, an online trust can work.
What arrives in the envelope — and what doesn't
Here's the part the checkout page undersells: the platform's job ends when the documents are generated. Everything that makes a trust actually work is left to you:
- The deed. Your home must be transferred into the trust by a new deed with the exact legal description — and on North State properties that's often multiple parcels, sometimes with metes-and-bounds descriptions that run for paragraphs.
- The recording. That deed must be recorded with the Shasta County Recorder, with the PCOR and transfer-tax paperwork done right, or the county rejects it — or worse, records it with a defect nobody catches for years.
- The judgment calls. Trustee order, what happens if a beneficiary predeceases you, coordinating account beneficiary forms with the trust — the software asks; it can't tell you what the options mean for your family.
